What is Electrical Compliance?
We get asked to complete electrical compliance inspections for selling, buying, renting and annual maintenance of homes and businesses all the time but there's a difference between just checking RCDs and smoke alarms and completing a full electrical inspection of a property.
Renting a Property
For landlords or property managers leasing a property, we recommend annual RCD & Smoke Alarm Compliance Checks
There is no legal requirement for commercial premises to be RCD & smoke alarm protected unless required to meet insurance obligations however, residential properties must have a least two RCD safety switches installed in the switchboard protecting the power and lighting circuits and smoke alarms installed covering all sleeping areas (even areas that can be potentially used as a sleeping area) for compliance.
These safety measures help protect your tenant from electrocution and the threat of fire. If something goes wrong and you need to claim insurance, the first thing your insurance company will ask you is when the last compliance check was done to make sure the RCDs and smoke alarms were working correctly at the time of incident.
Real estate agents may refuse to manage a property without evidence of electrical compliance.
Once we’ve set the property up for annual maintenance in our system, you’ll receive automatic reminders every year when the annual check is due, so you can forget and we’ll do the remembering for you.

Buying a Property
We recommend a full property electrical inspection
If you want piece of mind that the property you’re buying doesn’t have any unforeseen electrical repairs or surprises once you’ve purchased it, a full inspection and report of the property’s electrics is your safest option, literally!
We’ll inspect everything electrical including cable in the roof, power points, appliances, switches, pumps, bores, solar panels, air conditioners and produce a comprehensive report detailing our findings. Use our report to negotiate the best deal before you sign on the dotted line.

Selling A Property

It’s good practice to get your property electrically up to scratch ready to attract your buyer however legally you will need to prove that the property has correct and functioning RCD safety switches and smoke alarms covering all sleeping areas. Once we’ve checked the property is compliant, we’ll issue a certificate of compliance that you can produce ready for settlement.

Every year, people die in house fires which could have been prevented. Protecting your family and the occupants of your home from the threat of electrocution or fire is critical. RCD safety switches installed in your switchboard cut the electricity to a faulty power point, appliance or electrical accessory faster than it can travel from your hand to your heart.
Should an electrical accessory such as a light fitting or cable catch fire while your family sleeps, smoke alarms are your best chance of evacuating your home before smoke engulfs it.
But, only working RCDs and smoke alarms save lives therefore we recommend annual checks to ensure their correct operation. Once checked and proven working correctly, we’ll issue a certificate of compliance that you can provide to your insurance company in case of a claim.
